Wessex POA met on Dec 9, 2025 at Joy Baker’s, 1435 Abbey Road, for their annual meeting.
Meeting was called to order by Terry Small. Joy Baker read the minutes of the last meeting. 15 homeowners represented, 19 attending.
Mike gave a report of the finances (see attached documents). It was suggested by Ken Foreman to possibly put the reserve funds in an account to accrue interest. Mike said he normally rolls the funds over into the new fiscal year if it hasn’t been used.
In old business, Mike and Terry said the front sprinklers were automated in the summer of 2025 and we are planning on automating the Penny Lane sprinklers this next year, 2026. Terry informed up that our liability insurance had expired, so we have updated that policy (see attached polity).
Mike VanHorn updated up on the landscape committee. The trees in the front need to be trimmed and possibly a wrap put around them to keep them from being damaged from weed eaters. The front west tree is dead on the back side and may need to be cut down and replaced. We were informed by Terry they are Aristocrat Pears, and not Bradford Pears. We are needing volunteers to help on the landscape committee, led by Saundra VanHorn. If you would like to volunteer, please contact Saundra @ 405-245-7024.
In new business, Mike VanHorn and Ken Foreman were elected to 3 years terms on the board of directors, Joy Baker moved to accept this and Annette Brown 2nd it. Ed Krittenbrink’s term is up this year. Policies on the covenants were discussed. We will look into the cost of making the lights in sec 1 & 2 comparable to those in sec 3.
Homeowners brought up information concerning homeowners not complying with the covenant rules regarding parking, trailers and trash bins. A letter will be composed to send to those in violation of the covenant rules. Street parking will need to be addressed by the city, since we do not own the streets. Having cars parked on both sides of the street causes a hazard for emergency vehicles trying to get to nearby residences. It is understandable during holiday celebrations, but not during normal days and nights. A discussion as to what to fine homeowners not in compliance upon 3 notices has not been decided and the board of directors will make that known after meeting.

Once on webpage click on plus sign at top of page
on the bottom of drop down click on Control to add a new section, it will be added to the bottom of the page. This will add a new dividing line / page break
Click on the plus sign again and this time click on container to add a white box
Click on the plus sign again now click on Text to add a text box
Drag the text box up and drop it into the white container box
Click on the text box and paste the text minutes into the text box that slides out from the side
